This page will introduce you to the rules for renting a house. There have been cases where international students have caused trouble to their neighbors because they did not know the rules in their Japanese apartments or did not follow the rules when moving out. Let’s learn the rules beforehand to live comfortably.

An Example of Rule Violation

Never leave your house with furniture or trash left behind.

The following are some examples of international students not knowing the rules in Japan and causing troubles to their neighbors.

  • Not following the rules for garbage disposal (separate the garbage and dispose on designated day of the week)
  • Playing loud music or making a lot of noise with friends
  • Moving out without notifying the landlord (without cancellation)
  • Moving out without cancelling electricity, gas and water service

When renting an apartment, you should be aware of the following.

Rules and Customs for Living in Japan

This article introduces you to the rules and manners of living in Japan. Disposing of garbage, making noise, etc. can lead to troubles with your neighbor. Learn about the differences between your country and Japan and try to follow the Japanese way of life.

② Noise

Do not make a loud noise.

③ Rent

Rent is paid in advance. Pay on time, every month.
Some properties accept automatic debit or credit card payments, so make sure to check when you sign the contract.

Rules for Moving Out and Extending Contracts

① Early Move-out or Extension

Housing contracts are usually for 24 months. If you want to stay longer or move out sooner, you need to consult with the property management company or the landlord beforehand. When you renew your contract, you may be charged one-month renewal fee.

② Notification of Move-out

Even if you are moving out in two years, contact the property management company or landlord at least one month before you move out. If delayed, your contract might be automatically renewed, and you may be charged an extra month’s rent.

③ Cancellation of Electricity, etc.

Please cancel electricity, gas and water before moving out and pay the final month’s bills.

④ Leave Nothing Behind in the Room

Do not leave anything behind in your room when you move out. You will have to pay for the disposal of some electrical appliances and oversized trash. If you are not sure, talk to your property management company.

* With rental furniture and appliances, the rental company will pick them up before you move out. Please refer to the following article.

⑤ Repair Expense

Notify the landlord or property management company in advance of the day of moving out and have them check the room on that day. If the house is damaged or defaced due to the carelessness of the renter (you), you will be charged for the cost of restoring it. You will be asked to pay from the deposit you gave when you moved in, and the remaining money will be returned to you, but in some cases, you may have to pay extra.

Summary

If you do not follow the rules during your stay, your contract may be terminated, or you may be charged a penalty fee. Also, some landlords have stopped renting their houses to foreigners. Follow the rules and build a good relationship.
